Kyle Williams, Vice President

Since beginning his journey in the financial sector in 2012, he has developed a deep understanding of mortgage lending, earning the respect of colleagues and partners alike. As a registered sub‑mortgage broker and the Director of Mortgage Sales at First Circle Financial, Kyle is dedicated to providing thoughtful guidance and fostering strong relationships within the broker community.

Outside of his professional responsibilities, Kyle values time spent with family and enjoys staying connected to his community. He is dedicated to continuous learning and remains engaged with emerging trends and regulatory changes to ensure he can offer informed, strategic support to brokers throughout the province.

Tricia McIntosh, Treasurer

Tricia McIntosh is a seasoned mortgage broker with a passion for delivering exceptional client care. Licensed since 2010, she began mentoring a team of brokers in 2020, and, in April 2025, partnered with two fellow brokers to co-found The Mortgage House, a new independent brokerage built on transparency, collaboration, and shared values. McIntosh Mortgage Group proudly operates under this platform, alongside other like-minded teams across the country.

Before entering the mortgage world, Tricia spent a decade as a police dispatcher and 911 operator, proudly supporting the RCMP family. Her deep understanding of federal relocation policies allows her to help RCMP members and other First Responders maximize their benefits and allowances.

Tricia serves clients across Canada and is licensed in most Canadian provinces. She lives in Victoria, BC, with her husband and their two children.

Jeff Puhl, Secretary

Jeff Puhl is a seasoned professional in the Canadian mortgage industry, currently serving as the Business Development Manager at MERIX Financial for British Columbia. With extensive experience in fostering broker relationships and driving business growth, he plays a vital role in providing tailored mortgage solutions.

Jeff has held multiple leadership roles at key industry organizations. He was a Director, Vice President, and President of the Mortgage Investment Association of British Columbia (MIABC) and previously served as a non-voting Director at CMBA-BC.

At MERIX Financial, Jeff is part of an award-winning team dedicated to long-term partnerships with mortgage brokers. His role involves helping brokers expand their businesses by providing valuable resources and expert insights tailored to the diverse British Columbia market.

Jeff has four children and is an avid mountain bike, Peloton-enthusiast, and nature lover. Kayaking at local lakes and exploring the wilderness is his happy place.

Debora Seehuber, Director

Fresh air relisher, animal lover, and environmental crusader Debora Seehuber has a long history in the sales and marketing industry, as well as a huge passion for real estate and people. At 21, she saved up enough money for a down payment to purchase her first home. It ended up being a leaky condo, but that didn’t deter her. In the years to follow, she flipped several properties and built a modest investment portfolio. So, when her now business partner and former university bestie, Sarah Strauss, suggested she join her and become a mortgage broker, it didn’t take much convincing. Debora wanted to take her passion for real estate and working with others and apply that to the mortgage business. She always does the absolute best for her clients by listening intently to their needs and formulating a strategy to success to get them the home they love!

On her days off, you’ll find Debora volunteering, cycling, snowboarding, skiing, hiking, baking, or spending time with her family at the beach.

Nolan Smith, Director

Nolan Smith jumped into mortgage lending back in 2006 and learned quickly how to think and manage his business prudently, foster and maintain key relationships all while growing his network. In January of 2016, Nolan launched his own brokerage: Oceanvale Mortgage & Finance. Harbouring everything bestowed upon him by the people that surrounded him on his journey through the mortgage business, the vision he crafted for his own business took flight. Partnered with TMG, The Mortgage Group Canada, Nolan found the balance between a locally owned and operated mortgage brokerage, with the access and network of a national conglomerate.

Nolan spent a few years sitting on a national board for Mortgage Professionals Canada, which boasts 12,000+ members Canada wide, as well as some time sitting on a loan committee for Community Futures to help adjudicate small business loans. He is currently dual licensed to advise on mortgages, as well as life insurance, disability, and critical illness coverage. Nolan is as a multiple consecutive year TMG Summit performer and has recently been recognized as a national top 5% broker.

John Woods, Director

Born and raised in Vancouver, John Woods spent more than 20 years working in the arts, theatre and opera. In 1990, he moved to Gabriola Island, a small gulf island off Vancouver Island, where he began his career as a realtor, working at both RE/MAX and Coldwell Banker in Nanaimo. In 2002, John became a mortgage broker, taking a position with Essex & Kent before branching out on his own in 2008. Today, he is part owner of Fitzwilliam Mortgage Corporation, a Mortgage Centre Canada franchise based in Nanaimo and associated with Mortgage West.  John has been a member of MBABC (now CMBA-BC) for nearly 25 years, joining the association the day he became a licensed broker. In 2020, he was honoured with the CMBA-BC Individual Partner Award. In 2025, he was installed as President of the Canadian Mortgage Brokers Association National (CMBA National).

John is an advocate for the right to housing regardless of an individual’s circumstances. He was on the founding board of Habitat Nanaimo and currently sits on the Gabriola Island Trust Housing Advisory Planning Committee.

Jeff Brown, Director

Jeff Brown Vice President of Advisory and Regulatory Solutions with Stabilization Central Credit Union, has been in the banking industry for nearly 35 years, working with FCT, RBC, BMO, CWB and Coastal Community Credit Union in a variety of sales and leadership positions. He has played a key role in providing education on the value of title insurance across Western Canada.

Jeff has spent time on boards of the United Way and Football Nanaimo, working closely with community partners. He spends down time with his family, supporting local soccer and football leagues, as well as playing in ball hockey leagues throughout the year. He is an avid Boston Bruins and Las Vegas Raiders fan, following them both for almost 40 years!

Julie Sheremeto, Director

Julie Sheremeto is a high school math teacher turned mortgage broker! A new calling and career that began a decade ago has become one of the largest passions in her life and is something she’s thrilled to do every day.

Having entered the industry from a background in business, education, and mathematics, Julie has found mortgage brokering to be a perfect fit. She has a strong desire to help people and finds that the role is a wonderful opportunity to make a difference in people’s lives.

Raised in Mississauga, Ont., Julie completed her B.Sc. in Atmospheric Science at York University. A move to Ottawa for her B.Ed. quickly turned to 14 years of running a small business and teaching high school mathematics. In 2017, she completed the Masters in Mathematics for Teachers (MMT) program at the University of Waterloo. Soon after, she moved to Kelowna, where she began her career in mortgage brokering. She is licensed in both BC and Ontario.

Monica Parkin, Director

Monica Parkin is the Regional Vice President for Mortgage Architects, where she supports mortgage professionals across Western Canada with business development, strategic guidance, and mentorship. With a background as a successful broker and underwriting coach, she brings practical insight and a strong focus on collaboration, systems, and agent success.

Monica also contributes to the broader business and entrepreneurial community through speaking, writing, and podcasting. She is the author of Overcoming Awkward: The Introvert’s Guide to Networking, Marketing and Sales and delivered the TEDx talk, “The Secret Shame of Introverts,” which has sparked conversations around leadership, confidence, and connection.

Monica serves on the advisory board of WEDO BC, supporting women entrepreneurs in the tech and digital economy, and hosts two podcasts — Comox Valley Real Estate and Juggling Without Balls — where she explores the human side of business and personal growth.

Marci Deane is a mortgage broker and owner of Ask Marci About Mortgages – Mortgage Architects, located in North Vancouver. She is the Past President of CMBA-BC and the current President of the Mortgage Brokers Institute of British Columbia (MBIBC). With more than 30 years of experience in the financial industry, Marci has worked in banking, real estate, and mortgage brokering. She is a consistent winner of the President’s Club at Mortgage Architects and received the Top Producer Award for her team in 2021.
